Waldorf's New Restaurants Are Opening Fastest in Buildings You Already Know

October 22, 2026

"We don't control the delivery dates." That was attorney David Martinez in June, speaking for The Farmhouse Waldorf before the Charles County Board of License Commissioners, as The BayNet reported. The board's chairman had asked whether a restaurant still waiting for its space at Fairway Village could realistically open by December.

That line explains most of what has happened to Waldorf's dining scene this year. Last summer brought a long list of promised openings. As of mid-October, the places actually serving are mostly in buildings that already held a restaurant, or in the part of Waldorf Station that is finished. The newest shopping center, the one with the biggest names attached, is where most of the "coming soon" signs still stand.

The kitchens that were already there

The clearest example is on St. Patrick's Drive. The Bayou Kitchen & Bar started its soft opening on Wednesday, Sept. 9, at 173 St. Patrick's Drive, according to The BayNet. That building was Red Tails Ocean Grille, and Little Fish before that. The menu mixes Creole, Caribbean and Southern cooking with handcrafted drinks. When the owners went before the liquor board, they said they planned live entertainment such as a solo saxophonist or singer on quieter evenings. A July roundup had projected an August opening, so it arrived only weeks behind schedule.

The same thing happened elsewhere in town wherever a new operator took over an existing space:

  • Wonder, 3069 Waldorf Market Place, the former Three Brothers space. It offers more than 15 menus under one roof, from poke and pasta to tacos and Thai, and you can combine dishes from different restaurants in one order for dine-in, pickup or delivery. Its Waldorf location page now lists daily hours and takes orders.
  • Flavor Hive and The Creek Sports Bar & Restaurant, 10440 O'Donnell Place. They split the former Boston's Pizza & Sports Bar building. Flavor Hive started as a food truck, and its menu centers on customizable halal rice and salad bowls plus its walking taco bags. The county lists both under its new businesses, though its entries still describe them as "occupying a portion" of the old building, so call ahead before planning a meal at either one.

Not far from Wonder, HCK Hot Chicken at 3082 Waldorf Marketplace also appears on the county's open list.

A second-generation restaurant space usually comes with a kitchen layout, utility hookups and a dining room that has already passed inspection once. The new operator is renovating. At Fairway Village, operators are waiting for a building to be finished and handed to them.

Waldorf Station, the finished part

Waldorf Station sits at the junction of U.S. Route 301 and Maryland Route 5. It is a 145-acre mixed-use project by Greenberg Gibbons, planned as a walkable town center. Phase One is underway, and The Ironwood, a 302-unit apartment community, opened there in summer 2025, according to the county's economic development office.

The restaurant pads along Mattawoman Drive are where that phase shows up in daily life. Pollo Campero opened July 15 at 12468 Mattawoman Drive. It is the chain's 13th Maryland location, open daily from 10 a.m. to 10 p.m., with fried and roasted chicken, empanadas, sweet plantains and yuca fries, the Daily Record reported. Honeygrow at 12472 and Starbucks at 12482 Mattawoman Drive now appear on the county's list of open businesses. The BayNet had reported an April 24 opening date for Honeygrow.

The fourth announced tenant, Potbelly Sandwich Shop, was still under "Coming Soon" on the county's new and coming businesses roster in mid-October, with a projected opening of October 2026.

Fairway Village: the patio furniture is in, the doors are still closed

The Shops at Fairway Village off Billingsley Road is a joint venture of Baltimore-based MCB Real Estate and Calvert County-based Generation Properties. MCB has described it as 120,000 square feet of grocery, restaurant and retail space plus 186 residences. Weis Market at 4535 Fairway Village Place and Chipotle at 4576 are open, along with Hair Cuttery and Fairway Village Dental Care.

The sit-down restaurants that made the center a talking point are another matter. Eggspectation shows how much can stand between a nearly finished dining room and an open one. The July roundup projected an August opening at 4575 Fairway Village Place. On Sept. 10, the liquor board unanimously gave the restaurant until Oct. 7 to get its health permit and its use and occupancy permit, which it needs before it can pick up its alcoholic beverage license, The BayNet reported. "This space is almost ready," Martinez told the board, this time representing Waldorf Eatery LLC.

The holdups were small. The tables and patio furniture were already in. What remained were health-approved casters for the kitchen equipment, corporate wall coverings and signage. Some commercial kitchen equipment has to be movable so staff can clean under and around it, and without those casters the restaurant could not schedule its final health inspection. The fire marshal's office had already visited. As of mid-October, Eggspectation's Waldorf page still said "Coming Soon." The menu runs from eggs Benedict and pancakes to hand-stretched pizzas and dinner entrées, and the restaurant plans full service seven days a week.

The Farmhouse Waldorf is further behind. At 11120 St. Albans Place, Suite 101, it will be the third Farmhouse from Titan Hospitality Group, after Farmhouse Gambrills opened in 2024 and a Fort Belvoir, Virginia, location in 2025. At the June 11 hearing, the team said it was still waiting for the developer to hand over the full space, with significant interior work still to come. The board extended its deadline to Dec. 9, and the discussion suggested the opening could slip into early 2027. The farm-to-table New American menu, hand-tossed pizzas and full bar were first expected in spring.

Here is where the center's food and drink lineup stood on the county's roster in mid-October:

Business Status Projected timing
Weis Market Open None listed
Chipotle Open None listed
Eggspectation Coming soon None listed
Acai Bowls Coming soon Early November 2026
The Farmhouse Waldorf Coming soon Late 2026
Sardi's Peruvian Chicken Coming soon None listed
Playa Bowls Coming soon None listed
Hibachi Express Japanese Grill Coming soon None listed
Always Ice Cream Coming soon Spring 2027

The county itself notes on that roster that opening dates and project timelines can change.

Reused spaces are faster, but not instant

Even second-generation spaces have their limits. Miss Toya's Creole House is taking over the vacant Panera Bread at The Shops at Waldorf Center, 2952 Festival Way, and has not announced an opening date. Its other locations serve gumbo, shrimp and grits, seafood po'boys and honey butter chicken and waffles. Nothing Bundt Cakes, at the same center, is projected for fall 2026.

The longest wait is at Pinefield South, where Lefty's Barbecue closed earlier this year after more than three decades. The family has said its sauces and spices are still available, per The BayNet. The building is being split between two tenants. Red Bowl Hibachi & Chicken is going into 2064 Crain Highway, and Red Chili Burgers and Wings into 2066. In July, The BayNet reported that the owners hoped to open within a month or two. The county roster now projects Red Chili's Pinefield South location for spring 2027 and lists no date for Red Bowl.

Red Chili's other Waldorf location, at 175 Smallwood Village Center, is expected first and is still projected for fall 2026. In July it was going through inspections and permitting.

The rest of the list follows the same pattern. Sakura Go is moving into the former GameStop at 3067 Waldorf Market Place, and Ocean Buffet into the former Lucianna's Steakhouse at 3331 Plaza Way. Neither has a projected date on the county roster.

For dinner out this weekend, the dependable choices are The Bayou on St. Patrick's Drive, Wonder and HCK Hot Chicken on Waldorf Market Place, and the Mattawoman Drive row at Waldorf Station. For brunch at Eggspectation, check its Waldorf page before you drive to Billingsley Road.
